Picnic Design Secures Build Permit for Flatrock House
We are thrilled to announce that Picnic Design has received the official build permit for Flatrock House, an upcoming residential project in Flatrock, Newfoundland.
Set in a semi-rural area overlooking the Atlantic, Flatrock House will be the result of a close collaboration between our design team and the homeowners, reflecting a shared vision for a home deeply connected to its landscape.
The two-story residence will feature expansive views of the ocean and The Beamer, a rock peninsula on the coast of Newfoundland. The lower level will include a rec room and gym, as well as a wet bar. Upstairs, the home will include two main bedrooms and a flexible office that can also serve as a third bedroom for guests or additional family members.
To bridge both levels, a dramatic stairway will offer a gradual, almost cinematic reveal of the stunning ocean views. This intentional design creates a sense of anticipation, allowing the views to unfold progressively and heightening the emotional impact of the spaces.
Flatrock House is also designed with ageing-in-place in mind. To future-proof the home, pre-engineered floor openings will accommodate a circular glass elevator, supporting accessible movement between levels as the homeowners’ needs evolve.
“This permit is quite different from any others we’ve gotten because Flatrock House is located in a semi-rural area,” added Eric Martin, AOCAD, BCIN, Co-Founder of Picnic Design. “It also marks the beginning of a body of work for Picnic Design, focused on semi-rural, coastal, and cottage country sites, particularly in Ontario, Quebec, and the east coast.”
With the build permit now in hand, construction is set to begin in June 2025.
