Picnic Design Secures Building Permit for Lappin House

We are excited to announce that Picnic Design has received the official building permit for Lappin House, a highly anticipated co-living project in Toronto’s west end. This approval marks a significant milestone in bringing this innovative housing solution to the heart of the city.

Sited on a typical Toronto 16x100-foot semi-detached lot, Lappin House is designed as a solution to the housing challenges many face in crowded cities, where community-oriented living options are scarce.

The two-story, 2,315 sq. ft. residence will include three units in the main house, a separate laneway suite, plus a shared space in the basement. The lower level will feature a rec room and mechanical space, including bike storage. The ground floor will house one private unit, while the second and third floors will include two units that share portions of each floor.

While each unit will offer private bedrooms, bathrooms, and small kitchens, the design encourages residents to connect through shared outdoor areas and the communal lower level.

As Joanne Lam, OAA, LEED AP, Co-Founder of Picnic Design, explained, “If you want to connect with others, there’s plenty of space for that, but if you need some privacy, you can always retreat to your own.”

“As a studio, we’re passionate about co-living, and we’re trying to bring that in as another missing middle option to our city. Co-living could appeal to multi-generational families, seniors, adult friends, and younger adults who want to invest in something different,” Lam added. “Ultimately, we want Lappin House to show people there are other ways we can live and live well.”

Construction on Lappin House is set to begin in March 2025.
